Wallan is growing and we need the Wallan Railway Station and Wallan Station Street Precinct to grow with the town.

We're calling on residents, landholders and landowners to have their say on our Wallan Station Street Masterplan, Planning Report and Infrastructure Framework to develop a framework for the future development of this precinct.

Your comments will help inform the final documents and a Planning Scheme Amendment for this important precincts.

Wallan Station Street Precinct - Masterplan

The Wallan Station Street Precinct will play a pivotal role in the realization of the future development of the greater Wallan East Precinct. The Masterplan and Infrastructure Framework will deliver a vision for the transformation of this area. This vision will form a framework for the orderly development of the Precinct

With prime access to Wallan Station, which has been earmarked for substantial improvements, and centrally located to emerging residential and employment communities, an opportunity exists to leverage investment in transport improvements to create a attractive and thriving locality to live and work.

Inside the masterplan there are four sub-precincts for to establish commercial hubs, residential areas and further employment opportunities.

The masterplan outlines the ambition to deliver high quality, higher density development close to the station and bus interchange and along Station Street.

Deliver a shared network of high quality community infrastructure and complimentary and high amenity open space by creating opportunity for complementary uses, shared facilities and amenity and create a well-connected precinct that encourages walking and cycling while celebrating and enhancing the existing natural features of the precinct and create a curated sense of place referencing strong cultural connections and resilience and sustainability in Landscape and precinct design.

Wallan Station Street Precinct - Planning Report

The Planning report outlines the future zones and overlays to implement the vision of the Masterplan. It is recommended that a mixture of zones are applied within the precinct, including Mixed Use Zone (MUZ), Residential Growth Zone (RGZ and General Residential Zone (GRZ) to replace the existing Township Zone (TZ and Farming Zone (FZ).

To assist with the Masterplan, a preliminary services investigation of existing and proposed infrastructure has been undertaken. This Framework considers drainage, power, sewage, water, gas and telecommunications.

    The Masterplan and Infrastructure Framework will deliver a vision for the transformation of the Wallan Station Street Precinct.

    We want to know what you think of planned development in the area and how we can unlock the space for the future.

    The Masterplan is broken up into four sub-precincts:

    1. Station Street Central

    This sub-precinct will be made up of commercial sites, retail shops, employment, and residential sites and leverage off its proximity to the Railway Station

    2. Station Street North

    The north side will be home to mostly residents with a mix of apartments and townhouses included. Some employment sites will be established.

    3. Hillside

    This site will be anchored by two wetlands spaces and will be a low-density residential area.

    4. Hilltop

    An open space, known for its hills and sites, that will include a medium density residential area.

    The Wallan Railway Station is located near the Wallan East Precinct (to the east), the Station Street Precinct (to the west), Wallara Waters (to the south-west) and land to the south-east which is earmarked for future development.

    We're creating a concept design to understand how residents use public transport and what the community expects of the station itself.

    This concept design will be used to advocate on behalf of our community to the State Government.
