Wallan Station Street Masterplan
Mitchell Shire Council is preparing a Masterplan and Infrastructure Framework for the Wallan Station Street Precinct. A concept design for the Railway Station has also been prepared for advocacy purposes.
We're calling on submissions for our draft Wallan Station Street Masterplan and Infrastructure Framework - which is now available to read.
Last year, we prepared a concept design for the Railway Station area to begin our advocacy work - as we can't do it alone.
We are now at a stage of the project where we would like to have an initial consultation with landowners and residents.
The main purpose of this initial consultation is to test the ideas and vision that we have in the current draft document and to encourage you to think about the future development of the precinct and how we can collectively deliver on the vision.

Wallan Station Street Precinct Masterplan and Infrastructure Framework
Mitchell Shire Council has commenced work on the Wallan Station Street Masterplan and Infrastructure Framework. With prime access to the railway station, there are opportunities to leverage investment and transport improvements that will drive the growth of Wallan and the northern region.
There are a number of sub-precincts under discussion, from a higher density mixed-use precinct in the south to a medium and low-density residential precinct further north.
We are currently undertaking early consultation with landowners in this precinct. This Masterplan will deliver a vision for the transformation of the precinct, as it will play a pivotal role in the realisation of the development of the greater Wallan East Precinct.

Wallan Station Street Precinct - Masterplan
The Wallan Station Street Precinct will play a pivotal role in the realization of the future development of the greater Wallan East Precinct. The Masterplan and Infrastructure Framework will deliver a vision for the transformation of this area. This vision will form a framework for the orderly development of the Precinct
With prime access to Wallan Station, which has been earmarked for substantial improvements, and centrally located to emerging residential and employment communities, an opportunity exists to leverage investment in transport improvements to create an attractive and thriving locality to live and work.
Inside the masterplan there are four sub-precincts to establish commercial hubs, residential areas and further employment opportunities.
The masterplan outlines the ambition to deliver high quality, higher density development close to the station and bus interchange and along Station Street.
Deliver a shared network of high-quality community infrastructure and complimentary and high amenity open space by creating opportunities for complementary uses, shared facilities and amenity and create a well-connected precinct that encourages walking and cycling while celebrating and enhancing the existing natural features of the precinct and create a curated sense of place referencing strong cultural connections and resilience and sustainability in Landscape and precinct design.
Wallan Station Street Precinct - Planning Report
The Planning report outlines the future zones and overlays to implement the vision of the Masterplan. It is recommended that a mixture of zones are applied within the precinct, including Mixed Use Zone (MUZ), Residential Growth Zone (RGZ) and General Residential Zone (GRZ) to replace the existing Township Zone (TZ) and Farming Zone (FZ).
Wallan Station Street Precinct - Infrastructure Framework
To assist with the Masterplan, a preliminary services investigation of existing and proposed infrastructure has been undertaken. This Framework considers drainage, power, sewage, water, gas, and telecommunications.
HOW CAN YOU GET INVOLVED?

- We're offering the opportunity for landowners and interested developers to join us in an online session on Tuesday 14 September from 4 to 5.30 pm.
